Project Overview

Emery Sapp & Sons (ESS) was selected as the general contractor to construct a 100-acre residential subdivision in Cave Springs, Arkansas. Once complete, the Trillium Subdivision will house a residential community featuring a variety of homes, condominiums, and single-family residences. Located minutes away from Northwest Arkansas National Airport (XNA), this subdivision is positioned to bring economic growth to the Northwest Arkansas community.

The scope of work includes 561,436 cubic yards of grading and excavation, 53,180 square yards of asphalt, 22,813 square yards of concrete paving, 5,091 linear feet of striping, and two pedestrian bridges. This project will be completed in four phases with the final phase wrapping up in December 2028.

One of the most significant challenges so far has been the sheer number of existing utilities on site, particularly electric poles. Working closely with the developers, the ESS team is working on relocating the utilities without disrupting the work and keeping the schedule on track.

Sustainability and efficiency became a priority for this project. After evaluating the existing soil, crews determined it was suitable to serve as the foundation, eliminating the need for replacement. By using the existing soil, ESS saved the developers approximately $215,000 in replacement costs. This solution strengthened the relationship between the developers and ESS, along with meeting the needs of both the client and the community.

To keep the work progressively moving, project teams are enduring long days, with the scraper running from start to finish. Having completed the first phase early, the next phase of the project is set to begin in December 2026.

When working with soil, consistency is key. To capture the full size of the jobsite, project teams used multiple drones to survey the site in great detail. The drones ensure progress is tracked efficiently and in real time.

The Trillium Subdivision project highlights ESS’ ability to bring a dedication to quality and efficiency to deliver a subdivision that will serve the Lowell community for years to come.
