Alura Apartments – Discovery Park

Project Overview

Part of the transformative Village at Discovery Park, Alura Apartments represents the residential phase of a 286-acre mixed-use development that is reshaping the landscape of Lee’s Summit. Emery Sapp & Sons (ESS), who served as the General Contractor for the initial phase of Discovery Park, was once again selected to lead the sitework for this next chapter of the project. Building on our foundational work, ESS is now delivering a comprehensive sitework package for Alura Apartments, which will bring nearly 2,200 luxury residential units to the area.

As the general contractor, ESS is tackling all preliminary sitework including mass grading, underground utilities, concrete paving, and the export of roughly 55,000 cubic yards of excess material. The team will complete more than 139,000 cubic yards of earthwork, place roughly 9,200 linear feet of underground utilities, and pave 12,830 linear feet of curb and gutter, 29,235 square yards of asphalt, and nearly 32,000 square feet of concrete sidewalk to lay the groundwork for vertical construction.

ESS is working closely with the City of Lee’s Summit and a third-party contractor from a neighboring development to allow operations on both sites to continue safely and efficiently. The crew also maintains ongoing communication with local businesses to ensure the roadways are clean and consumer access is uninterrupted.

As this next phase of Discovery Park takes shape, ESS is grateful for the opportunity to help transform vision into reality. The Alura Apartments at Discovery Park will bring luxury housing to countless members of the Lee's Summit community upon completion in Spring 2026.
