Project Overview

Emery Sapp & Sons (ESS) successfully delivered comprehensive site preparation and infrastructure improvements for the Ozark Marketplace Public Improvements project, a 28-acre commercial development in Ozark, Missouri. Serving as the general contractor, ESS transformed a largely undeveloped tract into a fully prepared, build-ready commercial corridor designed to support long-term economic growth and community accessibility.

ESS executed a substantial scope of work that established the backbone infrastructure across 13 individual lots for future vertical construction. Crews moved approximately 116,000 cubic yards of earth and installed 7,800 linear feet of underground utilities, including storm, sanitary, and water systems — ensuring reliable and scalable service capacity for incoming businesses. Surface improvements included 5,100 linear feet of sidewalks and 4,500 linear feet of curb and gutter, enhancing pedestrian safety and creating a walkable, connected environment for future visitors and employees.

A critical component of the project was the extension of Waverly Street westward to connect with 20th Street, significantly improving site accessibility and traffic flow. This new connection not only supports the marketplace development but also strengthens the surrounding transportation network, benefiting the broader Ozark community by reducing congestion and creating more direct travel routes.

The team navigated early challenges, including poor weather conditions during initial earthwork and extensive rock excavation required for utility installation. Despite these obstacles, ESS maintained steady progress through proactive coordination, adaptive planning, and efficient field execution, ultimately delivering a high-quality, development-ready site.

With core infrastructure now complete, the Ozark Marketplace is positioned to become a major commercial destination for the region. The project lays the groundwork for new retail, dining, and service opportunities, supporting local job creation and increased economic activity. Additionally, the investment in modern utilities, safe pedestrian infrastructure, and improved roadway connectivity enhances the quality of life for residents and creates a welcoming environment for businesses and visitors alike.
