Project Overview

Emery Sapp & Sons (ESS) was selected as the general contractor of the Cobey Creek 2nd Plat project, an important phase in the continued growth of the Lee’s Summit community. Building on more than two decades of partnership with Summit Homes, ESS is delivering the critical sitework and infrastructure needed to support 86 builder-ready lots for prospective residents.

The Cobey Creek 2nd Plat project will feature 144 duplexes and single-family homes across the 80-acre site. As part of this effort, ESS is performing extensive earthwork, underground utility installations and concrete paving to ensure the long-term stability of the plat. Crews will mass grade and excavate more than 200,000 cubic yards of dirt before installing 23,600 linear feet of sanitary, storm and water utilities.

A key component of this project involves roadway improvements along Missouri Route 150. ESS is performing a mill and overlay on the active corridor while keeping the roadway open to traffic throughout construction. Safety and mobility remain top priorities as crews construct a new turn lane, updated turn signals and traffic islands designed to enhance flow and improve access to the neighborhood. Upon completion, ESS will pave nearly 26,000 square yards of asphalt, install 23,000 square feet of sidewalk and nearly 15,000 linear feet of curb and gutter.

Given the project’s proximity to existing homes, ESS is committed to minimizing disruptions to existing residents. The team understands that the success of this development depends not only on technical performance, but also on maintaining a positive relationship with the surrounding community.

As the second of five plats planned for the Cobey Creek development, this work reflects ESS’s long-term investment in the continued growth of the region.
