Emery Sapp & Sons (ESS) was selected to serve as the infrastructure partner for Oldham Village, a large-scale commercial redevelopment project in Lee’s Summit, Missouri. The project includes the full demolition of an existing car lot, building foundations, and adjacent roadways, along with the construction of new commercial building lots and improved infrastructure. Once complete, this project will create economic opportunities for surrounding businesses and improved connectivity within the region.
Located within a mixed-use area, the project jobsite is surrounded by active businesses, residential neighborhoods, churches and a city park. Coordination and communication have been critical in decreasing disruption to nearby stakeholders. ESS crews have carefully navigated jobsite constraints to maintain safe and efficient access around active buildings and park land.
The project team has faced several complex challenges, including existing utility relocations, extensive rock excavation and jurisdictional coordination with city departments. Maintaining clear communication with stakeholders, subcontractors and surrounding businesses has proven a strong strategy to mitigate these issues. The team worked closely with an external subcontractor to support utility upgrades, including clearing the way for underground duct bank installations and relocating existing utilities for the new commercial lots. Crews also repurposed existing onsite concrete and asphalt as aggregate base, ultimately reducing hauling costs and minimizing our environmental impact. This problem-solving and collaboration allows ESS to deliver best-in-class projects for our partners.
Upon completion in early 2026, crews will deliver 175,000 cubic yards of earthwork, 150,000 square yards of asphalt pavement removal, more than 10,500 tons of fresh asphalt pavement and an additional 18,000 linear feet of underground utilities. Through thoughtful planning and community-focused construction, Oldham Village is helping pave the way for the future of Lee’s Summit.
