Berkley Riverfront Mixed-Use Development

Project Overview

The Berkley Riverfront Mixed-Use Development is helping reshape Kansas City's riverfront, and Emery Sapp & Sons (ESS) was proud to play a key role in bringing Phase 1 to life. Construction began in December 2024 as part of Port KC and the Kansas City Current's long-term vision to transform 10 acres along the Missouri River into a vibrant destination featuring commercial, residential, and recreational spaces. ESS was selected to perform all earthwork and utility installations for Phase 1, delivering the critical infrastructure needed to support vertical construction.

With Kansas City preparing to host FIFA World Cup matches in 2026, the project operated on an accelerated schedule, requiring close coordination and efficient execution to meet key milestones. ESS successfully completed approximately 33,000 cubic yards of grading and excavation and installed more than 6,000 linear feet of storm, sanitary, and water utilities. Additional infrastructure included an underground stormwater detention basin, six manholes, and thirteen outlet control structures.

During construction, preliminary geotechnical investigations revealed significant quantities of unsuitable material throughout the site, including glass, trash, and other debris. Because these materials could not be used as structural fill, the team adapted the construction plan and removed more than 23,000 cubic yards of unsuitable material from the project site. To establish a stable building pad and ensure long-term performance, ESS imported approximately 28,000 tons of crushed concrete to fill areas deeper than two feet. This solution improved load distribution, reduced settlement risk, and enhanced site drainage.

The successful completion of Phase 1 established the foundation for continued development along the Berkley Riverfront and marked a significant milestone in Kansas City's ongoing growth. ESS is proud to have delivered the infrastructure that will support future residential, commercial, and recreational opportunities for generations to come.
