The tides are turning in Kansas City, Missouri, and Emery Sapp & Sons (ESS) is proud to be a contributing factor. ESS broke ground on the Berkley Riverfront Mixed-Use Development project in December 2024 as part of Port KC and the Kansas City Current’s 10-year transformation plan for the area. Upon completion, the multi-phase development will feature commercial, residential and recreational spaces spanning 10 acres along the Missouri River. ESS was selected to perform all earthwork and utility installations on Phase 1 in preparation for vertical construction.

With Kansas City set to host matches during the FIFA World Cup in 2026, ESS is managing a fast-tracked schedule to ensure that site work is completed on time and within budget. This high-priority project includes 33,000 cubic yards of grading and excavating and more than 6,000 linear feet of storm, sanitary and water utilities. Additional structures include an underground detention basin for storm water, six manholes and thirteen outlet control structures.

Preliminary geotech reports revealed many unsuitable materials throughout the job site, including glass, trash and various debris. The size of the material prevents the team from using it as structural fill, leading crews to pivot from the initial plan and haul 23,115 cubic yards of unsuitables off site. Once the building pad is cut, ESS will import 28,000 tons of crushed concrete to fill deeper than two feet. This work will ensure proper weight distribution, reduce the risk of settlement and create additional drainage for the site.

Phase 1 work on the Berkley Riverfront Mixed-Use Development is expected to be completed in June 2026. This milestone project lays the foundation for a new era in Kansas City. ESS is proud to create high-quality infrastructure where community members can thrive.
