Emery Sapp & Sons (ESS) partnered with NorthPoint Development to deliver exceptional civil construction services for Ascent Apartments, a transformative 19.8-acre development in North Kansas City, MO.

The project features 341 modern apartment units across four buildings, totaling 407,435 square feet. Highlights include a clubhouse in Building 1, a pool and amenities deck, 36 detached garages and 558 parking spaces, creating a vibrant and welcoming community.

ESS' contributions to the project were extensive and integral to its success. The team was responsible for erosion control and mass excavation and grading to prepare the site for construction. They also ensured stability for the structures by applying the material to determine the building pad surcharge and installing the granular leveling course.

ESS also managed foundation wall excavation and backfill, as well as challenging retaining wall excavation across 13 walls, including one standing 37 feet tall. Additionally, the team installed essential stormwater, sanitary and water systems, while subgrade preparation and concrete paving completed the robust groundwork.

The Ascent Apartments project presented significant challenges, including steep terrain requiring extensive mass grading, limited site access and complex retaining-wall work. ESS employed strategic coordination and collaborated with a shoring subcontractor to ensure a safe work environment and efficient progress. Balancing earthwork operations proved demanding due to access limitations and overlapping scopes with other trades.

Safety remained paramount throughout the project. ESS collaborated with subcontractors to ensure a secure environment for all stakeholders, particularly during the challenging retaining wall phases. This commitment to excellence reflects ESS' dedication to delivering high-quality civil construction solutions.
Despite winter weather delays, ESS worked proactively with NorthPoint Development to make real-time adjustments, ensuring that overlapping trades operated seamlessly. These efforts have kept the project on schedule, with the team poised to resume full momentum as soon as weather conditions improve this spring.
