Project Overview
The Bailey Farms project delivered 157 multifamily and single-family residential lots in Lee’s Summit, Missouri, creating a thoughtfully planned community adjacent to East Trails Middle School and the James Reed Wildlife Area. Emery Sapp & Sons (ESS) served as the general contractor, providing turnkey site development services from initial grading through final paving and closeout.
ESS crews successfully completed a full scope of work, including grading and earthwork, sanitary sewer installation, stormwater systems, water infrastructure, dry utility crossings, subgrade stabilization, base rock placement, curb and gutter, asphalt paving, sidewalks, signage and striping, traffic control, and final erosion control with seeding. The project also included construction of two public turn lanes—one along Bailey Road for the City of Lee’s Summit and another along Ranson Road for the Missouri Department of Transportation (MoDOT)—enhancing access and traffic flow to the development.
Safety remained a top priority throughout construction. The team implemented site-specific safety procedures for deep sanitary sewer excavations, including trench boxes and proper flagging, along with dust control measures and comprehensive blasting protocols with pre-blast surveys and notifications. Daily safety huddles, toolbox talks, and periodic safety stand-downs reinforced a culture of safe execution across all crews.
Completed in 2025, Bailey Farms enhances connectivity, accessibility, and livability in the growing Lee’s Summit community, with new sidewalks, trails, and ADA-compliant infrastructure supporting long-term community growth.
