The Bailey Farms project aims to develop 157 multifamily and single-family lots in Lee's Summit, MO. This development is strategically located adjacent to East Trails Middle School and the James Reed Wildlife Area. Emery Sapp & Sons (ESS) has been appointed as the general contractor to deliver turnkey residential housing lots including grading, sanitary installations, stormwater management, water systems, dry utility crossings, subgrade stabilization, base rock installation, curb and gutter work, asphalt paving, sidewalk construction, signage and striping, traffic control, and erosion control with seeding. The project includes two public turn lanes: one on Bailey Road for the City of Lee’s Summit and another on Ranson Road for the Missouri Department of Transportation (MoDOT).

Safety is the top priority for this project. We have site-specific procedures implemented for deep sanitary sewer excavations, including trench boxes and flagging. Additionally, we use water trucks for dust control and follow comprehensive blasting procedures, which include notifications and pre-blast surveys. Our team conducts regular safety protocols including daily safety huddles, safety stand-downs, and toolbox talks, throughout the project's duration.

This project is expected to be completed in May 2025 and will significantly enhance the community by prioritizing safety and accessibility with the addition of sidewalks, trails and ADA ramps.
