Emery Sapp & Sons, Inc. (ESS) tackled the complex challenge of transforming a former landfill into the foundation for a cutting-edge cold storage warehouse in New Century, Kansas. The scope of work encompassed everything from excavation and soil stabilization to trash haul-off, grading, underground utilities, concrete curbs, and asphalt paving, all in preparation for a 291,000-square-foot facility and its rail-served infrastructure.
The project presented some challenges, including the need to stabilize and prepare a site with varying soil conditions, poor compaction, and inconsistent moisture levels. ESS implemented innovative solutions such as geotechnical monitoring and advanced stabilization techniques to improve subgrade performance, ensuring a level foundation capable of supporting the massive facility. Another key hurdle was the disposal of approximately 20,000 cubic yards of trash, left behind from the site’s previous use, demanding innovative solutions and meticulous planning to ensure a stable and ready foundation for future development.
Additionally, ESS coordinated with more than five other trades working on-site to ensure smooth operations, even during delays caused by the designer’s schedule. Despite these setbacks, ESS pushed forward to meet tight deadlines and managed to complete critical paving work before the onset of winter, even working through difficult weather conditions.
Safety was a top priority for ESS throughout the project. The team implemented strict safety protocols, including daily site inspections, real-time hazard monitoring, and comprehensive crew training. Their commitment to safety resulted in zero reportable incidents during the earthwork and grading phase.
CJ Logistics America will open its 291,000-square-foot cold storage warehouse in New Century, Kansas, 30 miles from Kansas City. Developed by Yukon Real Estate Partners and BGO, the rail-served facility is set to open in Q3 2025.
