The Village at Discovery Park

Project Overview

The City of Lee’s Summit, MO is now home to the new 286‑acre Village at Discovery Park, a mixed‑use development that brings a vibrant blend of commercial, residential, and community-focused spaces to the region. The development features retail, dining, entertainment, hospitality, and both general and medical office facilities, along with luxury multi‑family housing that enhances the city’s growing residential offerings.
Emery Sapp & Sons (ESS) served as the General Contractor for the project’s preliminary earthwork, utility installations, roadway rehabilitation, and roundabout construction. By the project’s completion in Fall 2024, ESS crews delivered nearly 800,000 CY of earthwork and placed more than 20,000 SY of concrete.
One of the most complex components of the project was the installation of a 7 ft. by 13 ft. box culvert located at the center of the site. To ensure proper drainage throughout construction, ESS implemented and maintained a temporary drainage system, allowing crews to safely and efficiently complete work on this major structure.
After years of successful collaboration with our Columbia branch, The Village at Discovery Park represents the beginning of a strong new partnership between Intrinsic Development and our Kansas City team. This landmark project will serve the City of Lee’s Summit for decades to come, and ESS was honored to help bring the vision for this development to life.
