Project Overview
The Opus Group, a long-time development partner, called upon Emery Sapp & Sons (ESS) to serve as the infrastructure contractor for the Liberty Heartland Logistics Center — a multi-phase industrial development in Liberty, Missouri. Just 20 minutes northeast of downtown Kansas City, the Liberty Heartland Logistics Center is a premier industrial development that provides its tenants critical access to vital north-south and east-west transportation corridors, including Interstate 35 and U.S. Highway 69.
With speed-to-market delivery top of mind, ESS mobilized crews quickly and began clearing the site for the first phase of development in October 2021. Early on during this phase, the ESS team encountered a large volume of rock that required blasting. Additionally, the pandemic created material shortages that threatened on-time installation of the storm and drainage structures. To meet the milestone schedules, ESS worked with its local supplier partners to limit distributions. Operational leaders also garnered additional talent from across the region. Bringing in additional workforce allowed the team to tackle the rock material head-on while mass grading operations continued in tandem.
Following completion in 2024, the 160-acre site is home to a 847,475-square-foot distribution center for Hallmark Cards and adds 812,000 square feet of speculative space to Kansas City’s robust industrial real estate market.
