In April 2017, Fortune 500 value retailer Dollar Tree selected a 122-acre site on Highway 13 in Warrensburg, MO as the home for its new $110 million, 1.2 million square foot distribution center. To deliver the facility on time, Clancy & Theys, the construction manager for the new facility, looked to partner with a civil construction firm that could: provide a robust combination of local talent, equipment, and material resources; consistently deliver high-volume production; and had the available capacity to meet the rigorous speed-to-market schedule.
ESS proposed an aggressive ten-hours-a-day, six-days-a-week, fast-track work plan that included a dedicated team of experienced operators and a fleet of equipment capable of compacting 20,000 cubic yards of soil per shift. With a best-value approach, ESS was selected and crews began to mobilize in June of 2017.
The site experienced an unusually high volume of rain through August, but the team continued to stay on schedule by consistently producing 25,000 cubic yards per day (27,000 cubic yards on peak days). Continuing production at this pace, the project team completed the earthwork operations and turned over the building pad ahead of schedule.
At the completion of the project, ESS moved more than 1 million cubic yards of dirt, installed a combined 23,990 linear feet of storm and sanitary sewer utilities, placed 129,308 square yards of asphalt paving, and paved 30,000 square yards of concrete including 894 square feet of sidewalk. In addition, ESS managed erosion control, clearing/tree removal, strip site stockpiling, placement of 6″ aggregate base on the building pad, and the respreading of topsoil.
