Project Features
- The Broadway Bluffs is a high scale mixed commercial development located at the main entrance and exit to the Broadway Market Place, a major big box shopping center in Columbia. The development began construction after the City of Columbia had awarded a contract to Emery Sapp & Sons Inc to widen Broadway Avenue to 4 lanes and construct a new bridge over Hinkson Creek. The city's construction plans did not include the features needed by Broadway Bluffs. Emery Sapp & Sons Inc, through a separate contract with Broadway Bluffs, integrated the developments desired improvements into the city project and negotiated off-sets with the city to save the developer duplicative costs.
- The work included a new entrance on Broadway, additional turn lanes, traffic signal modifications, decorative treatments for the medians and expanded storm sewer systems. Broadway Bluffs then contracted with Emery Sapp & Sons Inc to do the site work, internal streets and utilities for the second phase of the development.
